1. Service Description

UglyHouses.ai (“the Service”) is a property intelligence platform for real estate investors. The Service provides AI-powered property distress scoring using street-level imagery, property data enrichment, skip trace contact lookup, and direct mail campaign tools. The Service is operated by UglyHouses.ai (“we,” “us,” or “our”).

By creating an account or using the Service, you agree to be bound by these Terms of Service. If you do not agree, do not use the Service.

2. Account Terms

You must be at least 18 years old to use the Service.
One account per person. Shared accounts are not permitted.
You must provide accurate, current information during registration and keep it up to date.
You are responsible for maintaining the security of your account credentials and for all activity under your account.
You must notify us immediately at support@uglyhouses.ai if you believe your account has been compromised.

3. Subscription & Billing

New accounts receive 10 free property scores. Paid plans include a 7-day free trial.
Paid subscriptions are billed monthly or annually depending on the plan selected. All billing is processed through Stripe.
Subscriptions auto-renew at the end of each billing period unless canceled before the renewal date.
You may cancel your subscription at any time from your account settings. Cancellation takes effect at the end of the current billing period.
Refunds are available within the first 7 days of a new paid subscription. After the trial or initial 7-day window, no refunds are issued for partial billing periods.
We reserve the right to change pricing with 30 days' notice. Existing subscribers will be notified by email before any price change takes effect.

4. Data Accuracy & Disclaimer

Property scores and data are generated using AI and third-party sources. Always verify property conditions independently before making investment decisions. UglyHouses.ai is not liable for inaccurate property assessments.

Distress scores, repair estimates, occupancy verdicts, and other AI-generated outputs are probabilistic assessments based on imagery and available data. They are not appraisals, inspections, or guarantees of property condition. You should always conduct your own due diligence, including physical property inspections, before making any investment or acquisition decision.

5. Skip Trace & Contact Data

Contact information is provided for legitimate business purposes only. Users must comply with all applicable Do Not Call regulations, TCPA, and state-specific telemarketing laws.

We provide Do Not Call (DNC) status indicators where available, but it is your responsibility to verify DNC status and comply with all applicable laws before contacting property owners. We are not liable for any penalties or damages resulting from your communications with property owners.

6. Mailer Campaigns

Users are responsible for the content of mailers sent through our platform. You agree not to send mailers that are misleading, fraudulent, harassing, or that violate any applicable law. We reserve the right to review and reject mailer content that violates these terms or applicable regulations.

7. Acceptable Use

You agree not to:

Use the Service for any unlawful purpose or in violation of any applicable law.
Attempt to reverse-engineer, scrape, or extract data from the Service beyond normal use.
Share, resell, or redistribute data obtained through the Service without authorization.
Use automated tools to access the Service beyond the provided API.
Impersonate another person or entity when using the Service.

8. Intellectual Property

All content, features, and functionality of the Service — including but not limited to AI models, scoring algorithms, user interface design, branding, and documentation — are owned by UglyHouses.ai and protected by applicable intellectual property laws. You retain ownership of data you upload (property lists, notes), but grant us a license to process that data to provide the Service.

9. Limitation of Liability

To the maximum extent permitted by law, UglyHouses.ai and its officers, employees, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenue, whether incurred directly or indirectly, arising from your use of the Service.

Our total liability for any claim arising from or related to the Service shall not exceed the amount you paid us in the 12 months preceding the claim.

10. Indemnification

You agree to indemnify and hold harmless UglyHouses.ai and its officers, employees, and affiliates from any claims, damages, losses, or expenses (including reasonable attorney's fees) arising from your use of the Service, your violation of these Terms, or your violation of any law or regulation.

11. Termination

We may suspend or terminate your account at any time if you violate these Terms, engage in fraudulent activity, or if required by law. You may delete your account at any time by contacting support@uglyhouses.ai. Upon termination, your right to use the Service ceases immediately. We may retain certain data as required by law or for legitimate business purposes.

12. Changes to Terms

We may update these Terms from time to time. We will notify you of material changes by email or by posting a notice on the Service. Continued use of the Service after changes take effect constitutes acceptance of the updated Terms.

13. Governing Law

These Terms are governed by the laws of the State of Delaware, without regard to conflict of law principles. Any disputes arising from these Terms or the Service shall be resolved in the state or federal courts located in Delaware.
